Turkish or foreign citizens who want to buy real estate in Northern Cyprus have only 1 right. They can use this right to buy real estate, either land or an apartment. If the purchaser is married and has the same surname as his/her spouse, the property is deemed to have been purchased for both persons and they are not entitled to purchase a different property. If the surname is different, the other person can also buy property separately.

Citizens of Turkey or foreign countries who want to buy real estate in Northern Cyprus can apply for a residence permit after the purchase of real estate. After this application, after the documents to be submitted by the real estate purchaser are examined, if there is no problem, the residence permit is granted for 1 year after the first application. After the completion of the first year, a 2-year residence permit is granted after the next application. Upon completion of these two years, an unlimited residence permit is granted.
